We develop affordable housing, with a focus on competitive 9% Low-Income Housing Tax Credit projects.
We focus on 9% LIHTC because its deeper subsidy can make housing near jobs, services, and everyday amenities affordable to people otherwise priced out.
We identify opportunities, evaluate sites, build local partnerships, and assemble development teams, working through feasibility and financing to move viable opportunities toward development.

Rhize Urban Strategy is our place-based research and urban strategy partner. Its work helps us understand local conditions early, so development decisions can respond to the place and the people who use it.

Caroline Kimmel
Caroline leads tax-credit strategy and the development cycle, from site analysis and underwriting through financing and closing. She has closed nearly 2,000 LIHTC units across the Midwest through her work at Commonwealth and Kittle Property Group.
CO-FOUNDER
Zoë Wyatt
A commercial advisor at Fancy Real Estate and a West Michigan native, Zoë leads site selection, deal execution, operations, and research. She brings local market knowledge and hands-on transaction experience to the work.
